“Life, Love, Bohemia” <br> We offer a rustic house in Marseille’s 9th arrondissement, nestled between the sea and the calanques, on a cul-de-sac, close to all amenities.<br><br>This former shed was renovated by an architect and interior designer in the spring of 2022;<br><br>The concept? To restore this house to its former glory by infusing it with the charm of a Mediterranean finca: Greek blue, raw and natural materials, and vaulted ceilings to create a boho-chic style in the living room and bedrooms..... <br><br>The 80-square-meter home faces east (morning sun) and opens entirely onto the 270-square-meter terrace and garden. We’ve created an 8 m² laundry room with storage and a washing machine.<br><br>The layout is as follows:<br><br>- 1 sunroom <br>- 1 fully equipped kitchen (<br>- 1 laundry room (new washing machine and storage shelves)<br>- 1 dining area<br>- 1 living room<br>- 2 bedrooms (10 and 14 m²)<br>- 1 shower room<br>- 1 separate toilet<br><br><br>The village of Mazargues:<br><br>This former fishing village is located in Marseille’s 9th arrondissement (South District)<br><br>This ideally located neighborhood is situated:<br><br>- 10 minutes by car from the beaches (of the Prado) and Borély Park,<br>- 10 minutes from the famous Stade Vélodrome (soon to host the Rugby World Cup!!)<br>- 15 minutes by car from the famous and magnificent Calanques of Sormiou,<br>- 15 minutes from the Old Port (marina with boat departures to the Frioul Islands and the Château d’If) and Notre Dame de la Garde<br><br>- 20 minutes by car from the picturesque village of Cassis, also in the Bouches-du-Rhône department (a little Saint-Tropez!!)<br><br>- 1 hour 30 minutes from Saint-Rémy-de-Provence and Les Baux-de-Provence in the Luberon, and about 1 hour 30 minutes from Saint-Tropez in the Var department,<br><br>- About 2 hours from the Côte d’Azur (Cannes, Nice, etc.)<br><br>Note: New service! A ferry takes you to the Old Port in 30 minutes—departing from “Pointe Rouge”<br><br>The Mazargues neighborhood has retained its village charm while offering easy access to local shops within walking or biking distance (bakery, newsstand, butcher shop, dry cleaner, etc.) as well as shopping centers just 10 minutes away with a shopping mall.<br><br>More specifically, our villa is located on a cul-de-sac lined exclusively with single-family homes. It’s very quiet—except for the cicadas singing in the summer!!!<br><br>A peaceful haven close to all amenities!!
